The core objective of the project is to clearly define the purpose of each zone, establish the appropriate level of regulation to achieve intended outcomes, and adopt a format that supports clarity, usability and consistent interpretation.

Zoning is used to shape the community and places that we live, work and play. A zoning bylaw is a local law created by a municipality that regulates how land and buildings in different areas can be used. Zoning also regulates what buildings look like, including their size, height and location. Zoning works by dividing the municipality into different zones with different uses. Every property in Whistler has a zoning designation. Each zone has a specific set of rules of how the property can be used and what can be built there. Types of zoning areas in Whistler include:

  • Residential;
  • Commercial;
  • Industrial;
  • Tourist Accommodation; and
  • Leisure.

Zoning was originally used as a tool to protect public health and safety by separating incompatible land uses, such as industries and residential areas. Today, zoning still prevents land-use conflicts but also regulates development to help shape the community and places where we live, work and play.

To find the zoning of a property:

  1. Open the Whistler Map and use the Search function to locate the property by the civic address.
  2. Look for the zoning of the property at the bottom of the information panel to the left of the map.
  3. Click the orange Bylaw link to open a PDF of the zoning regulations.
  4. If the Zoning layer displays multiple zones, refer to the Zoning and Parking Bylaw 303, 2015 for the zone.
